It is possible to use Labaraque as a second dwelling (Granny Flat), the planning scheme amendment was approved by the Minister for Planning on 14th December 2023 in Victoria.
Planning Permit: In most cases this is not required, however you or your building surveyor will need to be in touch with the council for minor consents and particular issues relevant to your local council.
Building Permit: This is mandatory. You will need to appoint a Building Surveyor who will issue the building permit and inspect the progress of work until a Certificate of Occupancy has been issued to you. After issuing the Certificate of Occupancy, the dwelling can then be insured and used.
Electrical Work: If high voltage work (220V and above) is to be completed, it must be carried out by a licenced electrician in Australia. It must comply with relevant codes and standards. For 'seamless' installation, a site meter box can be installed prior to the delivery of Labaraque.
Plumbing Work: This must be carried out by a licenced plumber and comply with relevant codes and standards. For 'seamless' installation, stormwater and sewer connections should be prepared to connect to Labaraque.
Gas Plumbing: The 'Second Dwelling' as part of the 'Granny Flat' ruling in Victoria in December 2023, must not be connected to reticulated natural gas. Any gas supply must be via a deliverable and removable bottle.
